What HRERA/RERA actually guarantees

It guarantees three things: (1) the project has a valid licence and sanctioned plan, (2) 70% of buyer money is escrowed for construction, (3) the promised delivery date is legally enforceable. It does not guarantee construction quality or resale value.

How to verify a project

Go to hrera.in (Gurgaon or Panchkula bench). Enter the RERA number. Verify: project name, promoter, licence number, sanctioned tower count, completion date, complaint count.

Documents to demand from the builder

DTCP licence, environment clearance, fire NOC, sanctioned building plan, land title deed, IOD/CC, and the escrow account bank name.

Red flags

RERA number missing from the brochure · developer promises 'off-market' below-RERA rates · escrow bypass suggested · sanctioned plan not shown · promoter has 3+ complaints on hrera.in.
