Residential apartments in Gurgaon yield roughly 2.5–3.5% gross. Grade-A pre-leased offices yield 7–9% and high-street retail 6–8.5%. If your plan depends on rent servicing the loan, commercial is the sensible side of the market.
How do I calculate cap rate for an Indian property?
Cap rate = net operating income ÷ purchase price. Take the annual rent, subtract CAM you absorb, property tax, insurance and a 5–8% vacancy allowance, then divide by the all-in cost including stamp duty and registration. Our calculator does this for you.
Which Gurgaon sectors are best to invest in right now?

Is a REIT better than owning commercial property directly?
REITs give 6–7% distribution plus liquidity and zero management effort but no control or leverage. Direct pre-leased ownership can reach 8–9% with loan leverage, at the cost of concentration risk and re-leasing effort.
