What NRIs can buy

Any residential or commercial property. Agricultural land, farmhouse and plantation property are not permitted under FEMA.

Payment and repatriation rules

Payments only through NRE/NRO/FCNR accounts or normal banking channels. Sale proceeds of up to 2 residential properties are repatriable, subject to lock-in and tax clearance.

Home loan eligibility

Most Indian banks offer NRI home loans up to 80% LTV. Need Indian co-applicant, salary slips, IT returns from host country, and OCI/passport.

Taxation

Rental income taxed in India (30% standard deduction available). Capital gains: 20% LTCG with indexation on properties held >24 months. DTAA between India and host country avoids double taxation.
